Talked to the insurance guy: it would be an excellent idea to let the downstairs folks file their own claim and don't take any responsibility at all for this-- we really want the apartment liable, not ourselves. Cake implies a certain amount of guilt. I'm not getting involved, and I suggest you don't, either.
